Why your Tampa house smells musty every time the AC kicks on

That brief wave of mustiness when your AC starts is one of the most common complaints we hear from Tampa Bay homeowners. It's almost always a moisture issue — but the source isn't always the ductwork.

If you smell something musty for the first minute or two every time your air conditioner turns on — and then it fades — you are dealing with a common Florida problem with a specific cause. It's almost never the air itself. It's almost always a surface inside your HVAC system that has accumulated biological material and is releasing it when the airflow starts.

The question is: which surface?

The three most common sources

1. The evaporator coil

The evaporator coil is the finned metal component inside your air handler that the warm indoor air blows across to cool down. As warm, humid Florida air contacts the cold coil surface, moisture condenses out — exactly like the outside of a cold glass of water on a summer day. This condensate drips into the drain pan below the coil and exits through the condensate drain line.

The problem is that coil surfaces stay perpetually damp. In Tampa's humidity, the coil is removing moisture from the air almost every time the system runs. A damp, dark surface with organic material (dust, skin cells, pet dander) arriving continuously is an ideal environment for microbial growth. When the system starts up and air blows across the coil, it picks up whatever is growing there and delivers it to every room in your home.

Coil cleaning is different from duct cleaning — it requires access to the air handler cabinet and appropriate cleaning agents. But it's often the necessary first step when the musty smell is the primary complaint.

2. The drain pan

Below the evaporator coil sits the drain pan, which collects condensate and channels it to the drain line. Drain pans that develop even minor obstructions — algae growth in the drain tube is the most common cause in Florida — accumulate standing water. Standing water in a dark, warm space develops a biological film within days.

If your drain pan has standing water in it right now, you can often see it by opening the air handler cabinet door. Any standing water that should have drained is a problem that needs addressing before it causes a bigger one.

3. Inside the ductwork

Musty odors that persist throughout a room, rather than fading after the first few minutes of operation, are more likely to originate inside the ducts than at the coil or drain pan. Biological growth that has established in the duct liner — particularly in flex duct that has trapped moisture — releases compounds into the airstream continuously as long as it's present.

This is also the scenario where the smell changes by room. If the master bedroom smells worse than the living room, it may indicate that the duct run serving the master bedroom has more growth than the others.

Why this happens more in Florida than anywhere else

Tampa Bay's subtropical climate means your air conditioning system runs for roughly 10–11 months of the year. The coil is wet for most of that period. The drain pan processes condensate daily. The duct system is cycling air through a humid environment with outdoor humidity regularly exceeding 75–85 percent.

The EPA's guidance on indoor air quality is explicit on this point: if there is visible microbial growth inside the ductwork or on other components of the HVAC system, cleaning is appropriate. The challenge is that most of the growth is in places you can't see from the living room — inside the air handler cabinet, inside the duct runs, behind the coil.

What doesn't fix it

Air fresheners and deodorizers mask the smell but don't address the source. Some people report that the fragrance from a plug-in air freshener gets picked up by the AC system and distributed through the home — which means the smell appears to go away but is actually being covered by a different smell. The underlying cause is unchanged.

Replacing the air filter alone does not address biological growth on the coil or in the ducts. Filters catch particulate matter in the airstream; they don't clean surfaces that are already contaminated.

Duct cleaning alone may not fully resolve the smell if the coil or drain pan is the actual source. A complete assessment of the whole system — coil, drain pan, and duct runs — gives you an accurate diagnosis before deciding on treatment.

How to find the source

A simple test: stand at the air handler cabinet when the system kicks on and smell. If the musty odor is strongest there, the coil or drain pan is likely the source. If the smell is stronger at a specific register in a specific room, that duct run is a better candidate. If it's diffuse throughout the house, the source could be anywhere in the system.

A professional inspection will use proper lighting and sometimes a camera to assess the coil, the drain pan, and a sample of duct runs. This takes longer than simply vacuuming visible debris from register covers, but it's the only way to diagnose the problem correctly.
